    Heren2 also acts as a delegated client. This process starts with a feasibility analysis, in which we include a variety of (re)development scenarios, analysed for their technical, legal and financial feasibility. This is followed up by a performance agreement to guarantee the realisation of the project.

    Within this framework Heren2 handles negotiations with government authorities, (potential) tenants, consultants and contractors. The eventual financial end result for the client is the starting point for the agreement between the client and Heren2.

    In our purchasing and selling activities, Heren2 ensures due diligence with regard to commercial, administrative and technical aspects. We evaluate tenants, the number of rented square metres, and determine the value of the real estate. In addition, Heren2 works with a legal consultant or notary to analyse the cadastral situation.

    We also vigorously look into the usage of a building with regard to licenses, zoning plans and any spatial planning procedures. From a technical perspective, Heren2 assesses the constructive, architectural and technical aspects of the real estate. In addition, we screen the property for asbestos, Legionella and the condition of the soil.

    Heren2 manages both its own portfolio and those of third parties. It manages companies, corporate administration and buildings within a technical, legal and commercial framework. Heren2 determines policies related to the purchase or sale of real estate objects and the realisation thereof. In consultation with shareholders, we restructure the financing and negotiate with mortgage providers. Heren2 selects and organises management in accordance with the wishes of the client, and increasingly realises these activities on an interim basis.
